As non-professional landlords, my wife and I have often found ourselves in situations where we needed guidance in navigating tenant issues, especially given the rapid pace of new, tenant-friendly legislation in Colorado.  Realizing the financial risks of going it alone were no longer tenable, we began the hunt for an attorney with real estate expertise, and a willingness to work with a smaller client. Fortunately, our search led us to Volpe Law, LLC.

We first contacted Ben Volpe in 2023 to assist us with tenant demands related to perceived mold issues at an older rental property.  Ben was patient and informative as he directed though Denver’s landlord responsibilities and a tricky negotiation with the tenants. While we ended up doing more mitigation that we had initially hoped to do, Ben’s advice ended up saving us from future liability and ongoing bad will with the tenants.

Ben was also instrumental in guiding us through our first eviction, directing us every step of the way from posting notices, serving subpoenas, and preparing us for court.  Ben’s planning and strategy resulted in a judgement in our favor, allowing us to recover ALL costs associated with the eviction including lost rent,  move-out expenses, property rehab and legal costs.

Ben has become the Most Valuable Partner in our small residential property business, and we now utilize Ben’s services on a regular basis to update lease documents,  review our tenant screening processes and advise us on critical tenant communication – all with an eye on reducing legal liability and keeping us compliant with new and evolving Colorado statutes.

Need an NFA trust, look no further than Volpe Law LL, specifically Michael Glamann in Parker, CO. Few things to note: understand NFA law, local state law, support 2A, and own NFA - all check. There are cheap NFA trusts to be had online, but these are boiler plate, not specific to your state, family situation, beneficiaries and get answers to general questions most will have.
